Is Buyers Agency?
A real estate buyer’s agent represents
the consumer who is purchasing the property in a real estate transaction.
This agent owes full fiduciary responsibilities, duties and loyalty to the
buyer. The agent works for the client and has the client’s best
interests in mind throughout the entire transaction process.
The agent is usually compensated by
splitting the fee negotiated between the listing agent and the seller.
Thus, in most cases, the buyer does not have to pay to be represented by a
buyer’s agent.
Why use a buyers representative?
As a consumer, how often do you buy real
estate? Once, twice, three times in your lifetime? Purchasing real estate
is a complex and major transaction with many details to be handled. In the
majority of cases an agent will represent the seller. Wouldn’t you as
the buyer, want to have complete and fair representation in the
transaction? In a court of law, would you have the prosecutor represent
(defend) you?
Research by the National Association of
Realtors has shown that when a buyer agent is used, the prospective buyer
found their home one week faster and examined three more properties than
those who did not use a buyers agent.

getting “pre-approved” for a home loan (not just the misleading
“pre-qualified” status) as we begin shopping for a home and will
assist you in obtaining that “pre-approval”. We can work with a lender
of your choosing or we can utilize the services of those that we consider
to be members of our team that, through past experience, we have found to
be reliable. These team members appreciate the business afforded them
through our ongoing relationship and will make every effort to obtain the
best financing package available for your individual situation.
We will effectively use the latest in
technology to keep you promptly informed of all homes entered on the
market that meet your criteria. We will notify you every day via e-mail,
fax, or phone of any and all homes listed in the last 24 hours that appear
to meet your needs and we will make ourselves available to show you any of
these that you may wish to pursue. In the Tucson market we must, at times,
be ready to act quickly to be sure that you will not lose a home you might
be interested in because we failed to respond quickly enough to your
needs. Additionally, our website will enable you to examine listings that
may be of interest to you via the internet.
We will provide you with the confidence,
know-how, and resources to enable you to take the actions necessary to
avoid common pitfalls and mistakes. We will make clear to you what really
happens in the game of real estate buying and selling. We will supply you
with vital facts and other often missing information about homes,
neighborhoods, builders, schools, shopping, and other essential details.

your buying activities.
